      It really depends on the size of the assessment. Sometimes they just need a few hundred dollars, in which case it's a one-time thing. I have seen condos require a $50,000 special assessment (PER OWNER) so that was spread out over a few years, monthly payments of $500 over 9 years.... as an example

    Technology will not replace agents; it will simply make the transaction much cheaper for the counter parties. Forget about 6% commission splits...start thinking about 2 to 3%.

    You and me think alike I love seeing people under market or under sell the house... from poor pictures to poor staging to horrible listing details or even agents who could careless. Why people work so hard for a house to sign a listing over to someone who doesn't do there job to fullest. Even if its a hot market 8 to 10 offers why would you not want to try and get even more offers and interest by having a pro like you list the house.

    Honestly this is what is wrong with more then 50% of the people in Ontario a "me first" / "who gives a fk" attitudes just makes me wonder why anyone would want to live there.

      The Sellers weren't actually from Ontario; it was an elderly family member's property that they had Power of Attorney over. Unfortunately, Sellers were out of touch with our market, and didn't have a Realtor to advise and guide through the process. Buyers took action without their own Realtor as well, so it was a bit of the blind leading the blind. Some private sales go well, but unfortunately more often than not, the story I told is more reflective of the "norm"

      Sad they went thru what they did, our neighbours sold there house last year during the forest fires and they bought a nice highend trailer in a park but since the fire has happened the company building the trailers has had to shift to building trailers for people effected by the fires. So they have been without a home for almost a year... to bad they never talked with me they would be up more money if they had held and still could have bought at the trailer park. People enjoy making bad choices

    Good to hear different perspectives on the industry. However, Imho believe being a "Realtor" in the true since of the word is a dying field! Think what happen to the Travel Agent. Too many tech companies (i.e. Opendoor) are disrupting the industry and it will only continue in the coming years. I don't see anyone making a living off this in the future. Too many options available to sellers to justify the 5/6/7% that sellers have to pay Realtors.

      Tim Smith Thanks for watching my videos and sharing your opinion; I agree, being a traditional Realtor will guarantee a slow and painful end to your career. In today’s changing marketplace, you have to adapt and recognize how to provide service to your clients that they can’t get from selling themselves, or looking on google. It differs Market to market, but there is also a lot of downward pressure on real estate fees, and for good reason, technology allows agents to do more deals more efficiently, and as a result can charge less than the 6% fees of the past. Agents also have the flexibility to choose what services to include in their fees, as some clients may want the lowest possible fee and pay for other things themselves, some clients don’t mind paying a slightly higher fee if it includes everything, because ultimately they only pay your fee if you successfully sell their property. I’ve seen a trend toward people going for the lowest fee, or paying a flat fee to sell themselves, and in most cases (not all) they don’t sell, and end up listing with an agent, or they leave a ton of money on the table because they were trying to “save” money and forego spending money on things like improvements to their home, staging, furniture rental, professional video etc....and that’s not just private sellers, some agents don’t do much more than put a sign on the lawn and an mls listing...so the important thing, is to make sure if you use a realtor, that you use one with a proven track record of success who offers more to their client than google can.     Um...You forgot to mention that it was underpriced to attract bids. This seems to be the new strategy by Realtors, who see themselves being challenged by sites like comfree, etc. Whenever there is house looking too nice for an unbelievably low price..Buyers beware. It's going to be a bidding party for Realtors.

      Jessica Oaks I am not sure which market you’re in, but for our area, London, there was a distinct cooling off in the market in the last few months. The last condo that sold in the complex sold for a seemingly random price, so together with my clients, we determined that we wouldn’t push the limit on price but instead attract a broad buyer pool within a target range, and let the market determine the price. I can understand that you think “under pricing” is a default approach for every realtor, but my opinion is that you can over- underprice a house and leave money on the table by establishing too low of a benchmark. There is always a strategic price for any given property, and for this particular one it was to price it as we did. Had I priced it for what it actually sold for, it likely wouldn’t have had the same net result for my sellers, and yes it sucks for buyers who view homes worth more than the sticker price, but when I list a home, I work for the sellers, and it’s my job to work to get them top dollar. To my point, if buyers work with an educated Realtor, they view homes that will sell for their price point, not listed for it. In a sellers market it seems like every house is underpriced, but if you review the stats, you’d be surprised by how wide a range of list to sale prices you’d see.

    Here is a bullshit open house heart break storey, I was at an open house for $500k and a first time buyer showed up I could tell she rushed here to see it in a hot market you only get one shot to see things, only for the realtor to tell people at the door the house is an ex-grow op for a new buyer this would be almost impossible to finance with that issue on title, it should be in the listing description not held back till you see the house save people time but most realtors only value there time.

    Drive to house, open door, mention nice things about house, close door and wait for next person to call. Someone decides to buy, schedule meeting to gather qualification and sign documents, wait a few months, set another meeting for settlement. Collect massive check for a few hours worth of work. I say realtors should be making $20/hour.

      Why would I want to become something I despise. Realtors, Car Salesman and the like should ALL be paid hourly. If they don't do a good job then they should be fired. Just like any other employee. You're not special because you put on nice clothes and have a photo of yourself on your business card. Please tell me why you shouldn't be paid by the hour? If it wasn't for the Realtor's lobbyist down in DC bribing politicians you would all be gone. Also, tell what more do you do then open doors and clerical work. Something a secretary can do?

      Joe Schmoe it sounds like you had a really negative experience working with a realtor, and I'm sorry to hear that. I don't know what the rules are in various Us states as I practice real estate in the province of Ontario, Canada, but clients can absolutely pay by the hour if that is the arrangement they are most comfortable with and arrange with their realtor. In my experience, most clients chose to pay a percentage only if they sell/buy as there are many situations where paying by the hour may actually end up costing the consumer more. Alternatively, there are many options for consumers to use a discount brokerage or a company that assists home owners or buyers who wish to go it alone, all options for the consumer. No one is forced to use our services, especially with the open access to market information, listings etc. we obviously differ in our opinions in that you feel realtors add no value, and I am very proud of what I do for a living as I receive thanks and referrals from past clients, repeat business etc from my clients who see value in the service I offer. Not every agent is the same, so please don't paint us all with the same brush.

      All sales should be paid by the hour or salary, just like any other employee. If you do a good job you get a raise and if you do a poor one you get fired just like every other job.Please stop pivoting and tell my why you deserve to be paid on commission instead of by the hour or salary? It has nothing to do with negative experience, it has to do with paying people for the skills that they possess and EVERYTHING a realtor does it nothing more than secretarial work. Realtors don't program computers, they don't perform surgery, they don't design bridges, they don't fixed broken bones, etc. All they do is open doors, hand out papers and make phone calls. ALL of which a $15 secretary can do. One more time, why do you think you deserve $9,000 commission on a $300K hours for at most 5 hours worth of work. Explain!

    Let's say a condo is $345,000 and you put 20% down $69,000 Soo $276,000 would be what you are borrowing for the mortgage. What income would you need to qualify? Could someone making $42,000 get approved walk me throughout whats the formula?

    Realtors in my area that know better are pricing houses for $689K and then letting a bidding war happen because current market value is $800k-$825k and sales price is $815K. Rather then just listing it for $799k... they get people who are desperate to own a home to fall in love and make the first full ask offers and the slightly over offer ask offers then investors do the rest. Its all a scam / sales trap and anyone with a brain knows the house will sell for way over ask because it's being priced under ask. Keep on posting I enjoy the positive out look you have on deals.

    There was an over ask bidding war here in BC on a $1.5 million dollar property. The seller took the higher offer and it fell thru and the second offer decided to buy else where. Now the seller has to wait for another buyer and who knows if it will be a multi offer scenario again.... I doubt it.

      +Tinder inc we see it happen in our market ALL the time! Offers fall through due to financing, buyers' remorse, looking for excuses to back out at home inspection etc! So important to understand who is behind making that offer and carefully examining their conditions, risks of fall through, and where possible, having a back up plan (offer!) signed.
